Fees are variable depending on the size of the house/unit and services provided. The listed standard fees and charges are based on a standard 3 bedroom 2 bath unit/monthly or weekly rates.
Management fees - $150 US monthly (includes accounting, employee supervision, maintenance supervision, supervision of repairs and projects, 24 emergency contact, handling of all rentals/occupancy and assistance with special projects beyond house projects.
Housekeeping - $22 US (4hrs). Recommended at least once weekly, guests or not
Pool- usually between $95-$120/month depending upon size and company you prefer we use
Internet + phone- landline with basic use plus unlimited high speed internet is about $70
Cell phone: basic is usually about $7/month.
Gardening: $22 US (4hrs). Recommended at least once weekly and does not include materials
Electricity: ranges from $100/month low season, low utility on a home with a pool and AC to $400-$600/month on a larger property with AC, pool, high utility in the "summer" or high season and with multiple buildings.
Water: $50/month on a larger property with medium to high use and including the basic ASADA fee plus voluntary payment.
Satellite TV: $37 or so per month, depending upon option chosen.
Guest/rental arrival orientation and services - $50 US check in fee for non-paying guests such as your family and friends
Extraordinary repair / construction (any job exceeding $200 US) - 10% of total cost of project
NCA membership: $125/year.
Security Association and Volunteer Fire Department: $200-$400/year recommended donation.
Property Taxes: $varies depending upon value of property reported.
Corporate Taxes: $200-$400/yearly.
Insurance: house and vehicle insurance varies according to value of property.
Vehicle: yearly inspection and payment of mandatory road insurance (basic): varies according to value of vehicle.
Rental Commissions: Rental Agents charge 20% commission for rentals.
Accounting: If you are in process of establishing your home as a legal vacation rental (highly recommended)- we can assist with the process and provide you with a legal accountant. The fee for the accounting is $25/hour.
Setting up an Account
All that is needed to set up your account is to call or email us; new customers need to complete a customer profile questionnaire that includes utility account numbers, contact information, home description and preferences, and choose a method of payment plus a billing schedule.
Billing and Payment
Payment schedules are monthly. All accounts are required to maintain a minimum $2000 balance or 3 months' of average expenses (whichever is more) for emergencies or unexpected costs. (With all options clients must notify managers of deposit amount and date by email).
There are three possible payment options :
Bank account with ATM and internet banking access- we can assist you to set up a bank account here.
Bank / wire transfer.
This option requires the client to make a wire transfer to management account. Account numbers and information will be provided to client upon request.
Cash / Check Deposit.
This option requires owners to send or deliver payments directly to managers or deposit funds directly into the account. We do NOT accept US or out of country checks nor Traveler's checks due to high bank fees and a 29 day wait on them to clear, charged by the banks here.
